Thanks to a 2018 Wege Foundation Grant, the GreenHome Institute will continue working on the Grand Rapids Green Affordable Housing Initiative this year.

This program helps you get access to education, training, resources, credentials, energy modeling and certification services to ensure that the families you serve have affordable utility costs and healthy living spaces.

The Wege grant allows the GreenHome Institute to be part of the solution to the affordable housing shortfall in the City of Grand Rapids. Spurring development in greener affordable housing projects will put more money in the pockets of people who need it, and reduce healthcare costs through healthier living spaces. 

Affordable housing by definition means homes or apartments set aside for at least those making less than the area median income who may have trouble buying or renting with increased home values. Along with this, Grand Rapids recently announced some affordable housing initiatives that GHI will align with and support. The program also supports senior, veteran, homeless, youth and all supportive housing types.

We have exciting news! On February 9, 2018,  the president signed into law package of tax extenders included in the Bipartisan Budget Act of 2018.

The 30% US tax credit for Georthaml has been reinstated for 2018 and is retroactive for any products purchased in 2017! Learn all about it here and how it can help your clients fund the all new water to water variable-speed geothermal heat pump which can heat, cool and heats all water applications including pools. hot tubs, driveway melt and more! 

The package also includes retroactive extensions for 179D energy efficient building deduction, and the 45L tax credit for residential and multi-family units. These extensions apply to properties and improvements placed-in-service between 12/31/2016 through 12/31/2017.


This means qualified homes and multi-family units that were sold or leased in 2017 are eligible for the $2000/home tax credit. No changes or adjustments have been made to the previous tax calculation procedure. Sadly, the credit was not extended through 2018, only 2017 at this time. However, it is typical that it extended retroactively each year!

On top of that, 

This extension means that we have a short window to perform certifications so eligible businesses can capture these benefits prior to filing the 2017 tax returns!


So What Qualifies?


45L Residential:

  • Single-Family or Multi-Family (Less than 3 Stories)
  • $2,000 tax credit per dwelling unit
  • New Construction or Major

Renovation 179D energy efficient building deductionCommercial permitted buildings new and existing give $.60 to $1.80 per square foot. 

Non Business
Energy Tax credit - Exiting Single family Homes $500.00 for upgrades

If your energy modeler has already generated an energy score for your project this past year, simply contact them and request the tax form. They will verify if your project qualifies for the credit and send the necessary documentation.
